If you are buying a house with a swimming pool, maintaining the pool is just as essential as the rest of the house. A pool adds beauty to a home. But a pool that is not in good condition, can cost a lot of money to repair. So, it’s important to get a full check of a pool before you buy a home.

If your home inspector does not properly inspect the pool, you could be looking at large unforeseen expenses. From what we see, nearly all home inspectors do not know what to look for when inspecting the pool other than the obvious. We are professionals who are experts at pool inspections and will check every bit of your pool.

Our pool inspections are exhaustive. Typically, the inspection will begin with us walking around the swimming pool, looking for any issues with the pool patio, the coping, and the mastic that connects the two. We also inspect the pool liner/plaster surface and foundation; we makes sure that your pool is free from leaks, cracks, or any other damage. We inspect your fence, the gates and their latches, and all of the pool equipment. We make sure the equipment works properly, does not leak, and is conmnected safely and properly.

All of the hardware in and out of the pool will also be checked. That means inspecting drains, lights, handrails, and ladders to make sure they are properly installed in a safe place. If a diving board and/or slide is present, they will be checked to make sure they are secured to the deck; cracks or other signs of damage or weakening are also looked for.

We will talk with you in detail about our findings, providing recommendations and estimated costs associated with those recommendations. Finally, you will receive a detailed report for your records.

We will give you the information you need to negotiate your purchase accordingly. For example, we may estimate the liner to be 12-15 years old and showing cracks, which means it's close to tearing and thus leaking. We provide you with an estimate to show it costs $7,500 to replace that liner. This allows you to adjust your offer to have the current owner replace it, or take the $7,500 off the purchase price so you can replace the liner.

Most of the time it's the potential home buyer. When a seller requests a Pool Inspection it's usually because they are proud of how well maintained their pool is and they want to save the buyer the trouble of scheduling one.
